Q by the Lake is a stunning stand-alone home positioned above the shores of Lake Wakatipu and is walking distance to Queenstown's town centre. You can enjoy spectacular lake and mountain views throughout the house particularly from the balcony which provides generous spaces for alfresco dining during the summer months. The lush carpet, comfortable beds and internal elevator are an added bonus.

Someone from The Butler will meet guests on arrival - so please provide travel details. Then we will be just a phone call away. Subject to COVID19 regulations the meet & greet may not be possible but we will advise in advance of any changes.
Q by the Lake is within close proximity to all local amenities including town centre, restaurants, water activities, gondola, adventure sports, golf courses, ski fields, walking/biking tracks and the International/Domestic Airport.
It is a short walk down to the lakefront from which you can walk into town or along the lakefront towards Frankton.
This property is located in a quiet residential area and not suited to parties.
There is a private pathway which takes you down to the waterfront where you can join the public walking track into Queenstown centre.
There is no parking outside of the garage. Tour buses/vans cannot pickup or drop off guests at the front door - they must do so at the top of the driveway.
We have had guests with mobility issues stay at the house - please enquire (measurements can be provided for doorways etc)
This beautiful appointed property is set out over 3 floors which can be accessed via stairs or the internal lift. There are two Master bedrooms featuring Walk-in-robes and large tiled ensuites plus an additional two bedrooms can be setup with 2 x Long Singles or a Superking bed. These bedrooms share a stylish adjoining bathroom.
Other features include: All bathrooms have a spa bath, The kitchen has a Butlers Pantry & Nespresso coffee machine, 2 feature gas fires, 2 new Smart TV's that are Netflix capable, TV in kitchen area has Sky Sports, Chromecast is on all 4 bedroom TV's. We have a great selection of board games and good internet. Large double garage, glass encased lift, large tiled laundry, large outdoor balcony with BBQ, dining table & lounge furniture, Port-a-cot & Highchair (on request).
NOTE: We have recently renovated - adding lush new carpet, painting walls, changing all the lounge furniture, new beds and redesigning the kitchen - it looks fantastic as you can see from the photos
In the winter the ski buses pickup and drop-off at the top of the driveway (less than 5 minute walk). It is a short taxi ride into the centre of town if you don't want to walk or you can catch a public bus from the road at top of the driveway.
This property is completely smoke free - including external areas and driveway.
There is parking in the garage only and it is for 2 vehicles. IMPORTANT: Please note the parking is for cars and SUV's only we DO NOT provide parking (even if only pickup and drop off) for vans or oversized vehicles. If you have any doubts please let us know what type of vehicle you plan to have and we can advise if it will fit in the garage.
Guests cannot have pickup or drop off services to the front door especially if in a van/bus this must be done at the top of the driveway.

Only guests who are registered to stay at the property may stay.
Full names & ID need to be provided by all guests staying at the property.
There are to be No Loud Parties. To comply with council rules guest are not allowed use the balcony areas after 10pm.
On departure you are to leave the house locked up/appliances & lighting turned off, BBQ clean (if used) The house must be left tidy with dishes done and rubbish put in the big bins provided – our cleaners will take care of the rest.
Guest booking with small children need to be aware there are stairs in the property and we do not have stair guards.
No smoking anywhere inside or outside the property including balconies, driveways and neighbouring driveways. No spitting. No dropping cigarettes, rubbish or ash on the driveway or in the garden. We will charge a fee of NZ$500 if this rule is broken.
Absolutely no buses/van allowed down the driveway or outside the property.
Please do not use the balcony after 10pm and before 7am
No Drones to be used at this property.
Rubbish bins MUST be put out on the roadside at the top of the driveway on Monday night for Tuesday morning collection
We will refund
100% of your total funds paid* less NZ$150 admin fee for all bookings cancelled over 90 days prior to your arrival date.
80% of your total funds paid* less NZ$150 admin fee for all bookings cancelled 61-90 days prior to your arrival date.
50% of your total funds paid* less NZ$150 admin fee for all bookings cancelled 30 - 60 days prior to your arrival date.
There will be no refund applicable for any bookings cancelled less than 30 days prior to your arrival date.
* excluding any credit card fees paid
** Note - Cancellations due to Covid-19 lockdown or Covid-19 border closures can change dates free of charge or cancel the booking for a 50% refund* & 50% house credit. House credit valid for 1 year from date of original booking.
